Building Permit
Approvals and Inspection Services
The
Building Department assists developers, contractors, and the general
public interested in obtaining a building permit. Prior to granting
approval, an inspector reviews plans submitted for their compliance
with the Ontario Building Code.
It
is recommended that applicants first investigate what
will be required in order to obtain a building permit. If you are building on a waterfront lot, site plan approval may be required. Most permits require two sets of building plans and a
plot plan. Some may also require a copy of your property
deed, proof of entrance approval, septic or water and
sewer approval and/or payment of development fees (for
District, and/or Town).
Permit
fees are based on the "Estimated Value of the Construction" at a
rate of $8.00 per thousand dollars, with a minimum fee of $75.00.
(For example, for a new single family dwelling estimated to cost
$100,000, the building permit fee would be $800.00) OR $1.20 per square foot, whichever is greater.
Several inspections are carried out during construction and upon
completion. It is the responsibility of the permit holder
or the agent/contractor acting on the behalf of the property owner
to book appointments for the required inspections.

permit number, the name of the person who determined the project
was ready for inspection, street address of the project, what
inspection is being requested, the day requested, and preferred
time of inspection. Please note that the time requested
may not be possible to meet due to scheduling contraints.

Private Sewage
System Permits
The
Town of Huntsville's Building Department is responsible for the
approval and inspection of private sewage systems within the Town
of Huntsville.
The
application fee for installing a new system is $350.00. To upgrade
or bring an existing system into compliance with the Ontario Building
Code, the fee ranges from $100.00 to $300.00.
A
re-inspection of existing private sewage systems within the municipality
is currently underway. All classes of sewage systems are being
inspected including outhouses / privies. Property owners are notified
by mail as to when the inspection of their sewage system will
take place, and will be invoiced for the $40.00 fee once the inspection
has been completed. A town appointed inspector carries out inspections
over the summer months.
By-law Enforcement
Services
The
Building Department is also responsible for the enforcement of
the Municipal Zoning By-law, Property Standards By-law, Pool Enclosure By-law and Site
Plan Agreements.
